About The Role

This role is responsible for delivering expert commercial support and strategic advice across commercial and community property portfolios. You will play a pivotal role in driving operational efficiency, cost control, and policy compliance across tenancy management, lease structures, maintenance obligations, and stakeholder engagement. The position ensures alignment with organisational policy, commercial frameworks, and community expectations, while supporting the Service Provider with contractor interfaces and vendor performance.
Reporting to the SuperintendentPerformance, Housing & Towns, Facilities Operations, some of the responsibilities you may be required to undertake are:

Act as the primary interface for commercial and community property portfolios, supporting Sodexo as the Service Provider and serving as the subject matter expert for governance and compliance with regulations.

Interpret and apply governance requirements across the Service Provider, key stakeholders, and external agencies to ensure transparent, fair, and consistent allocations, including management of waitlists and eligibility assessments.

Collaborate to manage financial aspects of tenancy benefits, including rent contributions, CPI increases, complaints, escalations, maintenance, data integrity, and market rental analysis.

Support in developing and implementing maintenance frameworks, clearly delineating tenant and landlord obligations, capital improvements, and landlord-funded works.

Coordinate with the Commercial Property Manager (Service Provider), Facilities, contractors, and other parties to assist, track, and close out scopes of work, uplift schedules, breaches, compliance matters, and transitional arrangements in a timely and compliant manner.

Lead communications with commercial and community tenants, ensuring clarity on lease agreements, maintenance schedules, and landlord obligations. Provide oversight and guidance on all tenant-facing communications from the Service Provider, ensuring they are reviewed and approved by Rio Tinto prior to distribution.

Collaborate with internal stakeholders (e.g., Site Operations, Facilities, Legal) to support accurate reporting, risk mitigation, and informed decision-making.

Champion data integrity and compliance, promoting simplicity, standardisation, and drive continuous improvement.

Willingness and ability to undertake ad hoc travel to the Pilbara and other locations as required.

Ability to support Rio Tinto’s broader Residential and Commercial property portfolio as required, providing flexibility across related functions.

High attention to detail, with the ability to mitigate unconscious bias in allocation decisions, cost-benefit analyses, and assessments of operational feasibility.

Ability to navigate ambiguity and resolve issues proactively with a solution-focused mindset.

You and your team will be Perth based with opportunity to work flexibly from home, combined with time in our Central Park offices.
